- Item#3: PLN23-113 - Public hearing to consider an Architecture & Site Approval (ASA) and Grading Approval/Abatement for the legalization of a façade change to an existing 2,025 square foot (sq. ft.) market “neighborhood grocery store” and site improvements including sign replacement, upgraded trash enclosure, parking re-surfacing and re-establishment of perimeter landscaping. The project includes demolition of a 750 sq. ft. office addition. Proposed grading quantities associated with the Grading Approval include 281 cubic yards (c.y.) of fill, with a maximum depth of .05 feet.

The event will include a two-night music concert with firework displays, to be held on May 31, 2025, and June 1, 2025, from 5:00 p.m. to 10 p.m. The proposed event will include approximately 42,000 people (spectators, participants, and operations staff).

The Variance request includes a setback reduction for the proposed residence from 30 feet to 10 feet from the edge of the road dedication in front, and a setback reduction from the edge of the recorded right way from 15 feet to 0 feet on the west side and from 30 feet to 10’1” on the rear. Associated improvements include a new driveway approach along West Road. Grading quantities include 12 cubic yards of cut. There are no trees proposed for removal in associated with this project.

However, the applicant has submitted a revised application, which is currently incomplete and requires additional review.
- Item #2: PLN22-234 - Public hearing to consider a concurrent land use application including Special Permit and Design Review to allow construction of a 1,199 sq. ft. small-scale permanent agricultural employee housing on a 43.32-gross acre lot. The associated improvement includes a 1,849 sq. ft. storage area within the basement of the agricultural employee housing unit.
